We believe that the best way to sell your home is to get it in front of people who are actually interested in home buying. That is why with each listing we focus on developing a customized and comprehensive marketing and sales strategy that will target engaged potential home buyers.

Each home, much like each person is different and your plan should reflect that. In each plan we look to incorporate a blend of Pre-Sale Preparation, Digital Media, Print Media, and Client services that is right for you. 

Pre-Sale Preparation

  • Analyze your property for current market value and help you with pricing the property using sold and expired comparables, as well as homes currently on the market. 
  • Research your property (zoning, easements, taxes, covenants, etc.) and arrange for a copy of the Title. 
  • Display your home to our sales staff and other agents on the local Realtor’s tour (25 to 30 Realtors) prior to listing for the most exposure to potential buyers.
  • Give all information to Multiple Listing (if you agree), including an enticing description that will interest agents in showing the property. This information is available to real estate agents as well as the general public. We will send you a printed copy and a link to the MLS presentation.

Digital Media

  • Create an aggressive online listing distribution strategy to secure the most visible, effective and appropriate distribution channels.
  • Immediately upon listing, we will market and display your home on the MLS website (realtor.ca), Teresacooperhomes.com, and royallepage.ca.
  • Create and host a video of your home to be featured on our social media channels including Facebook and Instagram.
  • Feature enticing photos and informative captions about your property on social media.
  • We will e-mail you links of all the online presentations of your home that we create.

Print Media

  • Prepare an information brochure describing your property that will include photos and pertinent information for prospective buyers and their agents. This brochure will be available online as well as at any open house for your property.
  • Prepare local print advertising. This includes "Just Listed" ad in Real Estate Weekly and local newspaper and any other advertising deemed necessary.
  • Send brochure to friends, clients, Realtors, and anyone we think might be especially interested in your property. 
  • Send "Just Listed" cards to 20 of your neighbors.

On Premises

  • Counsel you on "staging" your property: "neutralizing," repairs, added amenities, colour, lighting, cleanup, curb appeal, etc. 
  • Arrange for installation of For Sale signage on the property. 
  • Arrange for and coordinate showings using the method that you decide is best for your circumstances.
  • Schedule open houses for public (if we agree it is appropriate). These are usually held on Sundays from 2:00 to 4:00.
  • Arrange for professional photos to be taken of your home as well as on-site measurements. When appropriate, we will have a set of computerized floor plans created.


Client Services

  • Follow up on showings, advise you of results and comments, and send Seller's Progress reports to keep you completely up to date. 
  • Carefully review and present all offers for your consideration and use my experience and skills to negotiate for you with prospective Buyers as your agent and at your direction.
  • Assist in arranging for Buyer's appraisal and home inspection and negotiate the results of that inspection to the satisfactory resolution of the buyers.
  • Keep you informed of the progress of subject removals (financing, inspections, etc.) and help to arrange a Buyer walk-through before closing.
  • Arrange for and accompany you to closing. Assist in transfer of keys, help with utility billing, etc. Provide you an e-mail document containing all your real estate transaction documents. This is a valuable reference for the future.
  • Continue to be available to help with any concerns that might occur after closing.
